Our Mission

“Opening doors for the modern resident”

Our Values

We attribute the success of our growth to our values. These are indeed the foundation on which we transact with our stakeholders, whether it may be our residents or guests, investors, contractors, community, social connections or statutory links.

As a developing firm we pride ourselves in maintaining a close relationship with our stakeholders and can very much connect with the contribution that they each make to the success our business. We reciprocate by showing them the greatest respect but also encourage them to share in our values and ultimately our success.

We not just “RAP” on the door of success, we enter and leave it open to welcome your entry.

We are Responsible – We take proactive responsibility to ensure the comfort and safety of our residents and guest and the conservation of our environment. We promote inclusion and encourage all our stakeholders to consider their behaviours including those which affect climate change.

We are Achievers – While we extend ourselves as an organisation, we set realistic targets which will deliver positive outcomes. We state our intention and pursue this by our actions. We confront measured risks by considering our stakeholder requirements and continuing to capitalise on our dynamism. That way we realise our success.

We are Professional – We prioritise our contractual arrangements with all our stakeholders and endeavour to compete on a level playing field. We are staffed with a team, diverse in a range of professional qualification and skills which helps tailor our operations to best meet our stakeholder requirements.

Our Homes and Accommodation

We own and manage number of homes for families and single individuals spread across London and the Southern Counties and the Northeast. These include one and two-bedroom flats and two and three-bedroom houses. We have recently unveiled our first House in Multiple Occupation (HMO) consisting of seven newly refurbished contemporary style bedsits, each containing their own personal kitchenette.

Our Finances

Our target is to grow our asset value by 12.5 % each year for the next five years with a turnover growth of 8.6% each year over the same period.

Our History

We first became landlords in 2005, during a house price boom and a high demand for housing. We decided to let our very first home and buy a second home which became our principal private residence.

This position remained stable for the following ten years while we both worked in the Housing and Housing Maintenance sector. Figure 1: Our first home for letting, 2005.

We subsequently combined our experiences in hotel accommodation, accounting and finance and property, in creating Bakers Transformation & Lettings Ltd and extending our investment in lettings and lettings management.

Since then, Bakers Transformation & Lettings has not only challenge itself by setting high and achieved growth targets but also by entering new regions and by diversifying its markets.

Over the last five years, our property numbers have grown twelve folds, asset value increased to circa £1.7m and our turnover is 6.45 times higher than then
